Think basement suites, laneway homes, or even small multi-unit buildings. It\u2019s all part of the province\u2019s push for \u201cgentle density,\u201d the in vogue term that means adding more homes to existing neighbourhoods to help address the housing shortage, especially in high-demand areas like the Lower Mainland, Fraser Valley, and Sea-to-Sky Corridor.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">What\u2019s Changed<\/h3>\n\n\n\n<p>The Province has introduced legislation that requires municipalities to allow more homes on lots that used to be zoned for just one. This opens the door to what the Province is calling Small-Scale Multi-Unit Housing (SSMUH), which is infill housing that can be added to existing residential properties. It gives homeowners far more flexibility in how they use their land, whether that\u2019s for family, rental income, or both.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Why the Change Happened<\/h3>\n\n\n\n<p>BC\u2019s housing market has been tough to break into for years. Population growth has outpaced housing supply, especially in fast-growing communities like Surrey, Maple Ridge, and throughout the Fraser Valley. It\u2019s also ideal for multi-generational living or rental income.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">What You Still Need to Watch For<\/h3>\n\n\n\n<p>The rules don\u2019t eliminate all requirements. You\u2019ll still need proper permits for any demolition or new construction. Properties that don\u2019t meet minimum servicing standards may not qualify for the full number of units. These changes apply mainly to urban and suburban areas, not to ALR or environmentally sensitive land.
